18 yrs. ago, Philippine Belt Manufacturing Corp. looked for a program which will serve as additional benefit to all its employees.

It was then that the management decided to put up a housing program and eventually Estrella Homes 1 Subd. in Almar, Kalookan City was born and so as Borland Development Corp. Succeeding projects came up such as Villa San Jose Subd,, in San Jose Del Monte, Bulacan, Estrella Homes II Subd. in Deparo, Kalookan, Celina Homes 1 Subd., also in Kalookan which serves as a model for all the Celina series. Celina Homes 2, 3, and 4 was developed and was sold out in a very short span of time and so as Carlisle Mansion. Estrella Homes 3 Subd. and San Vicente Subd. in Bulacan was also sold out easily in 2004 and 2005.

Late 2002, Borland Development Corporation had its expansion project in Sta. Rosa, Laguna; Celina Homes 5 Subd. a 711 units projects was developed simultaneously with Celina Homes Technopark and Celina Mansion Subd. both located in Brgy. Loma, Biñan, Laguna and the expansion projects in Cavite named Celina Royale Bacoor, along Niog, Rd, Bacoor, Cavite which was sold out in a span of 3 weeks.

A lot of projects in Laguna and Cavite followed such as Summerhill Townhomes Subd. 1, 2, and 3 in Molino IV, Bacoor, Cavite; Pamela Homes Subd., Dasmariñas, Cavite, Morning View Subd., Brgy. Puting Kahoy, Silang, Cavite, Celina Plains Subd. Ph. 1 and 2 in Brgy. Labas, Sta. Rosa, Laguna, Lake Ville Subd., San Pedro, Laguna, and Lake Ville 2 Subd. in Sta. Rosa, Laguna. Latest addition to the rosters of projects that Borland develops are: Estrella Homes Marilao, Summit View Subd. in Montalban, Celina Royale 2 in Niog Rd. Bacoor, Cavite. New and upcoming Projects are Estrella Homes 4 in Kawit, Cavite, Lake Ville Subd. Ph 2 in Sta. Rosa and Celina Plains Ph 3 also in Sta. Rosa.
